Hallsberg
Train Alliance owns just over 900,000 sqm of land in Hallsberg, Rala. The area is zoned for railway purposes and constitutes development land for establishment. The assets generate rental income, track and land securing fees.
Several workshops have been built on the site which are leased by customers on long-term contracts. The properties have been sold to a third party, with Train Alliance maintaining a 9 percent ownership. Train Alliance is the infrastructure manager and receives track fees for connections to properties and facilities.
In early 2024, Train Alliance signed an agreement with a European logistics company to secure 100,000 sqm of land for the establishment of a rail-connected freight terminal on the Rala site. The design phase has been finalised and a decision on the next steps will be taken. Agreement has been reached to value the land at SEK 900 per sqm, totalling SEK 90 million, in a future deal. The potential customer pays a land securing fee for reserving the land.
In June 2025, an agreement was signed with MSG Terminal AB for a new lock terminal in Rala. Construction has begun and the facility is planned to be operational in Q1 2026. Train Alliance is investing SEK 20 million and leasing the facility over 10 years for approximately SEK 2.6 million in annual rent and fees.
The external valuation of Train Alliance’s properties in Hallsberg shows a value of SEK 680 million, equivalent to approximately SEK 745 per sqm. This is significantly higher than the acquisition value of SEK 101 million or SEK 110 per square metre. The external valuation can be compared with the value of SEK 900 per sqm of raw land that Train Alliance agreed with a European logistics contract for a 100 000 sqm area of land in Hallsberg or the land prices of around SEK 2 000 per sqm obtained for parcelled-out properties on which the company separately agreed to build rail-connected workshops.
